Virtual Agent Services

 

Working with a virtual agent is the most cost effective option, while still giving you the full support of an agent. Just because it is virtual doesn’t mean you will be dealing with an agent in a far off land. You will still be working with Jeff or Smruthi, we just won’t be visiting the property. This service includes:

  • Pricing Guidance
  • Marketing
  • Scheduling
  • Offer Negotiation
  • Transaction Coordination

The cost of our virtual agent service is $995 plus a commission of 2-3% for the buyer’s agent all taken out at closing.

Professional Photography is recommended at an additional charge, but you are also welcome to take your own photographs.

Signs and coded lockboxes are available at no additional cost, but they must be picked up at our office.

Services are done virtually through email and phone.

MLS Listings

 

Our $85 MLS listing allows you get listed on your local MLS so that you can advertise to real estate agents.

The MLS listing has the below requirements:

  • Term length limited to 6 months
  • Limit of 30 Photos
  • Commission offered to Buyer’s agent is 2-3%
  • Property marketed on AgentChase social media profiles

For buyer leads agents will contact you directly. If a buyer reaches out to us regarding your property and would like to use our services we would represent them, otherwise we would supply them with your contact information.

Traditional Service

Our traditional option gives you full service and we are available to visit the property for items like appraisals, and quotes for repairs. You will also receive:

  • Pricing Guidance
  • Marketing
  • Scheduling
  • Offer Negotiation
  • Transaction Coordination

Professional photography is recommended and we offer a credit of up to $150 back at closing if you choose to use a professional photographer.

The cost of our traditional service is $2000 plus a commission of 2-3% for the buyer’s agent all taken out at closing.

Frequently Asked Questions

Which service is right for me?

MLS Listing – This option is great for someone who is a do it yourselfer. We will get you listed on the MLS so that agents reach out and bring you buyers. If you ever feel lost or need assistance you can always reach out and add us to the transaction for an additional cost

Virtual Agent – This is the perfect option if you currently occupy the home or if you live in the area and you are available to stop by the property on occasion for things like quotes, appraisals, or repairs. You still have the full support of an agent to guide you through the selling process.

Traditional Service – If you don’t live in the home, or if you are unable to visit the home to check on things like quotes, appraisals, or repairs then this option is best for you. You get the full support of an agent and we are available to stop by and visit the property.

When do I pay for your services?

For the MLS listing payment is taken upfront, but for the other packages it is collected at closing. If you sign up for the Full Service Package, the cost of photography is charged up front.

What is the MLS?

The MLS is the system that realtors use to post listings. It’s main purpose is to get the attention of other agents who potentially have clients that are interested, and to inform them that they will get paid part of the sales price if they do bring a buyer and close on the home. This portion of the sales price is their commission and it is how agents get paid.

I have listed my home on Zillow/Trulia, why am I not getting interest or only getting realtors calling?

Most of these sites get their revenue from Realtors. If a potential buyer visits one of these sites and sees your home they may be interested and fill out a form to get more info. This form will more than likely get sent to a realtor. They will either decide to call you, or try to show the prospective buyer other listings as they don’t want to work with an owner who may or may not be offering them commission.
