How does it work?

When you purchase a home using our services we will provide you with a rebate at closing that comes from the commission we receive on the sale. This will result in you having to bring less money to the closing table

Are there additional fees when using you as our realtor?

Nope, there are no additional fees. When you purchase a home the seller has agreed to pay realtors a commission. Some companies charge a separate brokerage fee at closing, but we feel the commission we receive is payment enough.

Why do you do this and what's the catch?

Fortunately, there is no catch. Typically when an agent closes on a home they are given a percentage of the sales price as commission. This money is then split with their broker. Instead of splitting it with a broker, we split it with you. Being a small locally owned brokerage we are able to do this.

Will my rebate ever be different from what I see on your calculator?

Majority of the time this number will not differ. The only time that we see it change is if we are taking a commission of less than 2.5%. For instance if you purchase a home that is listed 'For Sale By Owner', and in order to negotiate the sale we have reduced our commission. In this case your rebate will be based on the commission that we receive as opposed to the purchase price. We will always share your rebate amount prior to you accepting a contract.

What if my lendor is paying the closing costs?

That means more money for you! If your lendor is covering closing costs, they typically cover most costs except for prepaids like homeowners insurance and taxes. But if after everything is done at closing and their is money left over from our rebate you get to keep it and use it to your liking.

Do you provide the same service that other realtors provide?

Recommended Lendors

There are a lot of good local lendors in the Jacksonville area. A great place to start is with the bank you currently use as they may have a special offer for members. If not we recommend checking with the local credit unions (VyStar, Jax Federal etc) as they generally offer to pay part of your closing costs. Be wary of putting your information into certain websites as they will share this with multiple lendors who will frequently call. Below are a couple loan officers that we have found to good and responsive.

The Buying Process with AgentChase

We treat our customers like family as we guide them through the transaction.

First, we set up a consultation meeting with you. During our meeting we will discuss factors that you are looking for in your new home. Some factors include neighborhoods that you enjoy, school districts that you would like to join or remain in, home size, and dwelling type. We will also discuss the financing process and work with you on selecting the right lender that matches your needs.

After determining your requirements, we will select listings that match what you are looking for and send them over to you for review. We will schedule showings on these properties around your availability and guide you through the homes of your choosing.

Once you find the home that is a match, we will work with you on creating an offer. We will gather all the documents needed, help you in determining the best asking price, and we will guide you through the negotiation process.

After your offer is accepted, we will coordinate the transaction with all parties involved. We will also be in close communication with your lender throughout out the process. We will coordinate inspections, appraisals, and walkthroughs. Our goal is to make the home buying process simple and we pride ourselves on our communication. We will be by your side all the way through process.
