How Virtual Agent Works


Working with a virtual agent is the most cost effective option, while still giving you the full support of an agent. At closing you will receive a buyer rebate of our full commission minus $995. This service does not include any showings or appointments with our agents, but this time can purchased separately if needed. That makes this service great for:

  • New Construction
  • Buyer's who have found a home through an open house

This option is also great for savy buyers who are comfortable with our pay as you go showing services. These showings are charged at the below rates.

  • $89 for 30 Minutes
  • $149 for 60 Minutes

The cost of the showings is due at the time of scheduling. The clock starts at the selected start time of the appointment and continues during drive time between showings.

How does it work?

Virtual Agent

When using our Virtual Agent Program for Buyers we are take $995 from the commission at closing and rebate the remainder to you. For this option you can find your home through open houses, new construction, or we offer showings at a rate of $89 per 30 minutes or $149 per 60 minutes (we typically can show between 3-4 houses per hour depending on the drive time between them). Our showing fee is due at the time of the showing. After you have found your home we guide you through the transaction.

Full Service

When you purchase a home using our full service option we will provide you with a rebate at closing that comes from the commission we receive on the sale. This will rebate will go towards your closing costs.

Are there any hidden fees?

We don’t charge any hidden fees.

What's the catch?

For our full service buyer program there is no catch, we are with you from start to finish, and on closing day we rebate 25% of our commission back to you.

For our virtual agent option the catch is that it does not include showings. You can either find your home via open houses, or we offer showings at a rate of $79 per 30 minutes or $149 per 60 minutes. This amount is due at the time scheduling. This option allows you to save a large amount on your purchase. For example if you are purchasing a home for $250,000 and you paid us for 3 hours of showings (we typically can show between 3-4 houses per hour depending on the drive time between them) your savings would be $4808. Virtual agent is also great for new construction. Depending on the builder you choose we may not be required to show you the property, but prior to visiting builders you must let us know so that we can register you and find out if we need to be present.

Will my rebate ever be different from what I see on your calculator?

Our calculator bases your rebate on us receiving commission equal to 2.5% of the purchase price. Common commission rates vary between 2-3% so the rebate could be more or less. Prior to submitting any offer we will let you know the rebate amount based on your offer price.

What if my lender or the seller is paying the closing costs?

It depends on the amount they are paying and the type of loan you choose. Loans have third party contribution limits. Below is a breakdown of these limits.

  • Conventional with less than 10% down: Limited to 3% of the purchase price
  • Conventional with 10-25% down: Limited to 6% of the purchase price
  • Conventional with greater than 25% down: Limited to 9% of the purchase price
  • Conventional on investment property: Limted to 2% of the purchase price
  • FHA Loan: Limted to 6% of the purchase price
  • VA Loan: Limited to 4% of the purchase price
  • USDA loan: Limted to 6% of the loan amount

If our rebate causes you to exceed these limits we can negotiate for the rebate to be taken off the purchase price instead.

Do you provide the same service that other realtors provide?

Yes, only we like to think we provide it a little better. We are with you from start to finish in the buying process and always keep you updated.
